This tract is a rare find. It is heavily stocked with pine (56% of total area) and hardwood timber (42% of total area). Most of the pine was planted in +/-1985 and first thinned +/-2008. It has responded well to the thinning and is well stocked. Pines planted in +/-2002 are ready for a first thinning. Hardwood areas’ under-story is open and “park-like” (very appealing)! A “Forest Type Map” prepared by Wilson Forestry & Appraisal, Inc. describes timber types, acreage, distribution, and age.
A timber cruise by Wilson Forestry & Appraisal, Inc. is available upon request (call 1-803-924-0550). No warranty is made as to timber cruise accuracy. Timber cruising is a statistical technology projecting timber volumes and does not yield perfect information. It is usually the best method to determine timber volumes available!
This is a prime recreational tract which includes several year-round streams and a gas line right-of-way suitable for uses including wildlife openings and deer stands. Forest roads suitable for pickup use (culverts installed where needed) and trails suitable for 4-wheeler use are prevalent throughout the tract providing excellent access.
The small parcel fronting SC Hwy 215, which has public water available, could be used as a hunt camp site. The access point from Senate Street also has public water available and accesses the entire tract.
